Msheireb Downtown Doha, located in Qatar, is redefining the concept of smart cities by moving essential services underground, creating a ‘City under the City.’ This unique development not only enhances the urban landscape aesthetically and functionally but also promotes sustainability and community engagement. Faisal AlMalki, the COO of Msheireb Properties, believes that this project has achieved its vision of changing the way people experience urban environments by focusing on the pedestrian experience above ground and moving services below ground.

AlMalki emphasizes that Msheireb Downtown Doha aligns with global urban development trends by prioritizing sustainability, innovation, and community-centered design. The project aims to efficiently use land, creating a vibrant, walkable environment that respects Qatar’s cultural heritage while incorporating modern infrastructure. Similar cities like Singapore and Tokyo have adopted underground development to tackle space limitations and enhance urban living, showcasing how innovative underground solutions can address urban challenges and improve livability.

The development project has evolved over the years, breathing new life into Doha’s historic heart. The original downtown district of Msheireb focused on what lay beneath, with the site chosen based on a single water well that inspired a community to settle. Today, Msheireb Downtown Doha is one of Doha city’s fastest-growing and most popular areas for residents and commercial tenants, showcasing the project’s success in revitalizing the area.

Msheireb Downtown Doha sets a new standard for urban living through its innovative implementation of smart technologies. With over 650,000 Internet of Things (IoT) devices connected by 450 kilometers of underground fiber optic networks, as well as underground car parking and service alleys that prioritize pedestrians, the project has made servicing facilities more efficient. Environmental sustainability is another key aspect of the development, with a focus on locally sourced building materials, natural attributes like wind, rooftop solar panels for energy generation, and rainwater capture for non-potable water use.

AlMalki highlights Qatar’s expansion and adoption of modern, innovative models and emphasizes Msheireb Properties’ dedication to contributing to Qatar’s ambitions as leaders in urban living and sustainability. By focusing on user experience, sustainability, innovation, and community engagement, Msheireb Downtown Doha serves as a pioneering model for future cities, showcasing the success of underground development in enhancing urban living experiences and addressing environmental concerns.
