Government launches two major housing projects as part of Land Development Programme

The Ministry of Housing, Urban Planning, and the Environment (MoHUP) in Bahrain has recently announced two major housing projects to address the growing demand for affordable housing in the country. The first project, known as the Hawrat Sanad Project, will involve the development of 47 housing units on government-owned land. This initiative is part of the Government Land Development Programme and will be carried out by the private sector through a competitive bidding process. Bidders will compete for the opportunity to develop the project based on criteria such as proposed land value and technical specifications. Once completed, the housing units will be sold to beneficiaries of MoHUP’s social housing financing programs.

The chosen developer for the Hawrat Sanad Project will be responsible for designing, financing, and constructing the 47 housing units, as well as providing necessary infrastructure such as substations. After all units have been sold, the developer will compensate MoHUP for the agreed land value. Additionally, MoHUP has introduced a buy-back option for any unsold units remaining 24 months post-completion. The project tender attracted six companies, with bids ranging from BHD 450,728.000 to BHD 1,550,000.000.

In addition to the Hawrat Sanad Project, MoHUP has also announced the Buhair Project, which aims to develop 76 housing units on government-owned land. Similar to the first project, the Buhair Project will involve private sector participation, with bids evaluated based on proposed land value and technical feasibility. The successful bidder for the Buhair Project will be responsible for the comprehensive development of the 76 housing units, including connectivity with existing infrastructure. These units will also be targeted towards beneficiaries of MoHUP’s social housing financing programs. Once the project is complete and fully occupied, the developer will reimburse MoHUP for the land value.

Like the Hawrat Sanad Project, MoHUP has implemented a buy-back mechanism for any unsold units after 24 months. The tender for the Buhair Project attracted five bids between BHD 1,469,232.341 and BHD 3,621,314.000. These two housing projects are part of a broader effort by MoHUP to expand housing opportunities and address the country’s growing demand for affordable housing. By involving the private sector in the development of these projects, MoHUP aims to leverage external expertise and resources to efficiently meet the housing needs of Bahrain’s population.

Overall, the announcement of the Hawrat Sanad Project and the Buhair Project underscores MoHUP’s commitment to providing affordable housing solutions for its citizens. These projects will not only create new housing units but also contribute to the overall development of the country’s infrastructure. With the involvement of the private sector, MoHUP is able to leverage external resources and expertise to ensure the successful implementation of these projects. As Bahrain continues to experience population growth and urban development, initiatives like the Hawrat Sanad Project and the Buhair Project will play a crucial role in meeting the housing needs of the country’s residents.
