BEYOND Developments has announced SIORA, a new beachfront masterplan on Dubai Islands, marking the company’s expansion into coastal destinations and its second large-scale community launch in under a year. The two-million-square-foot development is designed around principles of Japanese garden philosophy, emphasizing well-being and a connection to nature. This launch underscores BEYOND’s rapid growth and alignment with Dubai’s ambitious urban planning goals, particularly its focus on creating livable, sustainable communities.

Located on Dubai Islands, a project aiming to add 20km of coastline to the city, SIORA will feature 2.7 million square feet of gross floor area. The project aims to redefine waterfront living in Dubai, according to BEYOND Developments CEO Adil Taqi. The company has already seen significant success with previous launches, welcoming investors from over 40 countries.

Defining the Future of Waterfront Living

BEYOND Developments’ decision to focus on waterfront living reflects a growing global demand for properties offering access to coastal amenities and a relaxed lifestyle. Dubai, in particular, has been actively developing its coastline to attract both residents and tourists. SIORA is positioned to capitalize on this trend, offering a unique blend of design, nature, and community.

The masterplan prioritizes pedestrian access and green spaces, with over 70% of the area dedicated to landscaping. This commitment to open space is a key element of Dubai’s 2040 Urban Master Plan, which emphasizes creating more walkable and sustainable neighborhoods. SIORA will boast 6km of continuous beachfront, integrating the sea into daily life.

Inspired by Japanese Design Principles

The design of SIORA is deeply rooted in Japanese garden philosophies, specifically the concept of ikigai – finding purpose and fulfillment in everyday life. This translates into spaces designed to promote clarity, balance, and a sense of well-being. The project incorporates three guiding natural forces: Kaze (wind), Mizu (water), and Kage (shadow).

Kaze focuses on harnessing coastal winds for natural ventilation and comfort. Mizu utilizes water features to cool the environment and create a sense of tranquility. Kage strategically manages light and shadow to reduce heat gain and enhance the overall aesthetic. These principles aim to create a harmonious relationship between the built environment and the natural world.

Building on Recent Success

BEYOND Developments has experienced significant momentum in the past year, launching nine projects and exceeding Dh10 billion in sales. This rapid growth demonstrates the market’s confidence in the company’s design-led approach and its ability to deliver high-quality developments. The company’s previous projects have focused on innovative community concepts and sustainable building practices.

The launch of SIORA represents a natural progression for BEYOND, expanding its portfolio to include prime beachfront property. This move allows the company to cater to a wider range of buyers and further solidify its position as a leading real estate developer in the UAE.
