First Projects and Hilton have announced a partnership to develop a new DoubleTree by Hilton hotel in Riyadh’s Al Narjis district. The agreement, signed during Cityscape Global 2025, will see the hotel become a central component of a larger mixed-use development. This project aims to cater to both business travelers and residents, furthering Riyadh’s growing hospitality sector.

The signing ceremony took place at the First Projects exhibition stand and was attended by Eng. Mohammad Dabboussi, CEO of First Projects, and Carlos Khneisser, Chief Development Officer, Middle East & Africa, Hilton. Construction timelines and specific investment figures were not immediately disclosed, but the project is expected to contribute significantly to the Al Narjis area’s infrastructure.

DoubleTree by Hilton Riyadh Al Narjis: A New Landmark

The DoubleTree by Hilton Riyadh Al Narjis will offer a comprehensive range of amenities designed to appeal to a diverse clientele. Plans include a stylish lobby café, an all-day dining restaurant, and a dedicated pool terrace. Guests will also have access to a fitness center, an outdoor swimming pool, and a spa, providing a complete leisure experience.

Integrated Development Approach

Beyond the hotel itself, the surrounding development will incorporate residential units, retail spaces, and co-working facilities. This integrated approach is intended to create a self-contained community, reducing reliance on external infrastructure and fostering a vibrant atmosphere. Such mixed-use developments are becoming increasingly common in major cities globally.

This project aligns with broader trends in Saudi Arabia’s urban planning, particularly the goals outlined in Vision 2030. The Kingdom is actively seeking to diversify its economy and reduce its dependence on oil revenue, with tourism and hospitality identified as key growth sectors. Investments in hospitality projects are therefore seen as crucial to achieving these objectives.

According to reports from the Ministry of Tourism, Saudi Arabia is aiming to attract 100 million tourists annually by 2030. This ambitious target necessitates a substantial increase in hotel capacity and the development of world-class tourism infrastructure. The Al Narjis development is positioned to contribute to this growth.

First Projects emphasized its commitment to delivering high-quality developments that enhance urban life and attract investment. The company has a portfolio of projects across Saudi Arabia, focusing on both residential and commercial properties. This latest venture demonstrates a strategic focus on the Riyadh real estate market.

Meanwhile, Hilton continues to expand its presence in the Middle East, capitalizing on the region’s growing tourism industry. The company operates a diverse portfolio of brands, ranging from luxury hotels to extended-stay accommodations. The addition of a DoubleTree by Hilton property in Riyadh strengthens its position in the Saudi Arabian market.

However, the success of the project will depend on several factors, including the overall economic climate and the continued growth of tourism in Riyadh. Competition within the hospitality sector is also intensifying, with numerous new hotels and resorts planned or under construction. The development of supporting infrastructure, such as transportation links, will also be critical.

The next phase of the project will involve finalizing architectural designs and securing necessary permits. First Projects anticipates commencing construction within the next 12-18 months, with an estimated completion date in late 2027 or early 2028. Potential delays related to supply chain issues or regulatory approvals remain a possibility.
