Dubai: Can landlords refund advance payments if contract is ended early?

In Dubai, the relationship between a landlord and a tenant is governed by a rent contract registered with the Dubai Land Department (DLD) through ‘Ejari’. The contract must include details such as the rented property, purpose of rent, rental term, rent amount, and payment method. According to Law No. 33 of 2008, the rent needs to be paid by the tenant as per the contract terms.
