Real Estate Trading Declines 6.4% to Nearly 2 Billion Riyals

Real Estate Values in Oman Show Decline in 2026

The total value of real estate transactions in Oman reached approximately 1.989 billion Omani Rials by the end of August 2026. This figure marks a decrease of 6.4% compared to 2.124 billion Omani Rials recorded during the same period in 2025. This data comes from the monthly statistical bulletin issued by the National Center for Statistics and Information.

These figures indicate varying trends in the components of real estate trading throughout the first eight months of the year. While the value of sales contracts increased, there was a decline in the value associated with mortgage contracts. Additionally, the value of exchange contracts rose despite a decrease in their numbers.

Sales and Mortgage Contracts Analysis

The value of sales contracts for real estate reached 952.1 million Omani Rials by the end of August, representing a significant rise of 14.5% compared to 831.4 million Omani Rials during the same timeframe in the previous year. The number of sales contracts also increased slightly by 1.5%, totaling 44,609 contracts compared to 43,971 contracts in 2025.

In contrast, the value of mortgage contracts experienced a substantial decline of 20%. It fell to approximately 1.028 billion Omani Rials, down from 1.285 billion Omani Rials in the same period of 2025, despite the number of mortgage contracts rising by 21.8% from 14,415 contracts to 17,559 contracts.

Contract Trends and Ownership Issuances

Exchange contracts showed an increase in their total value, which rose by 14% to reach 8.6 million Omani Rials. This figure contrasts with 7.6 million Omani Rials in the previous year, even as the number of such contracts decreased significantly by 44.5% to 442 contracts compared to 796 contracts last year.

Throughout the same period, the number of property ownerships issued decreased by 14.2%, totaling 131,944 ownerships compared to 153,764 the year prior. Ownerships issued to citizens of the Gulf Cooperation Council countries also declined, dropping by 11% to 723 ownerships from 812 in 2025.

Monthly Highlights and Future Projections

Focusing on the month of August alone, the total value of real estate transactions stood at 272.7 million Omani Rials, down from 281.7 million Omani Rials in July and 258.7 million Omani Rials in June. The value of sales contracts in August was 108.9 million Omani Rials, a decrease from 155.2 million Omani Rials in July. Conversely, the value of mortgage contracts rose to 163.4 million Omani Rials from 124.2 million Omani Rials in the previous month.

August reported 4,890 sales contracts, 2,118 mortgage contracts, and 31 exchange contracts. The number of ownerships issued during this month reached 12,112, including 80 ownerships for GCC nationals.

Annual Outlook on Omani Real Estate

According to the Ministry of Housing and Urban Planning, the total value of real estate transactions for the entire year of 2025 was approximately 3.368 billion Omani Rials. Factors influencing these fluctuations include changing market conditions and potential regulatory impacts.

In the coming months, stakeholders in Oman’s real estate market are encouraged to monitor market trends closely, as the situation can evolve based on ongoing economic conditions and policy adjustments. The trends observed in 2026 may guide investors’ strategies and government initiatives in the real estate sector.
