Urban Planning Recommends Coordination with Justice for Commercial Shops in Zayed City

Planning for Commercial Development in Zayed City

The Urban Planning and Development Authority has responded to the Southern Municipal Council’s request for the allocation of land to establish commercial stores in Zayed City, specifically in Block 718. In its response, the authority indicated that the planning study revealed the existence of two plots that have already been designated as mosques within the area.

Response from the Urban Planning Authority

The authority stated that the two plots are categorized under religious service zones (CSR). It emphasized that the regulatory requirements for development permit commercial activities in properties designated as religious service areas, contingent upon the proposal being evaluated according to the established regulations. Additionally, the authority noted that there are existing commercial centers and complexes in Blocks 718 and 720.

Coordination with Relevant Authorities

The Urban Planning Authority has advised the Southern Municipal Council to coordinate with the Ministry of Justice, Islamic Affairs, and Endowments, as this ministry is responsible for mosques. The goal is to explore the possibility of providing commercial shops within the designated plots while ensuring compliance with the regulatory and planning requirements in place. The authority clarified that the creation of commercial stores at these sites is dependent on the planning study outcomes and the proposal’s alignment with existing regulations.

The Southern Municipal Council’s initial recommendation for the establishment of commercial stores was passed in June this year. The suggestion originated from council member Abdullah Darraj, who cited the lack of commercial services within the complex as a pressing issue. This absence, he argued, compels residents to travel to neighboring areas for shopping and daily necessities, leading to increased traffic congestion at the entrances and exits of the region.

The council appears to be addressing valid concerns regarding the impact of the current lack of commercial facilities on local life. The absence of retail options means residents often have to navigate traffic and drive further away to obtain basic goods and services. This situation not only adds to the inconvenience but also increases vehicle emissions and the likelihood of accidents.

The urban planning authority’s acknowledgement of existing commercial complexes in nearby blocks suggests a potential for collaboration in enhancing commercial infrastructure while respecting the designated religious zones. By working together, the municipal council and relevant ministries can create a balanced approach that meets the community’s needs while adhering to zoning laws and regulations.
