Bahrain sees increased interest from Gulf investors, with Emirati ownership rising significantly.

The Kingdom of Bahrain has seen a significant increase in the number of Gulf nationals owning properties in the country, with recent statistics revealing a 94% rise between 2022 and 2023. The total number of Gulf nationals owning properties in Bahrain now stands at 2,407 individuals. This surge in property ownership is a positive sign of confidence in the Bahraini real estate market and reflects the country’s appeal as a destination for property investment.

According to data published on the open data platform, 1,167 Gulf nationals purchased properties in Bahrain in 2023, marking the second-highest number of property owners in the country’s history. The highest number of Gulf nationals owning real estate in Bahrain was recorded in 2017, with 2,845 individuals. This recent increase is a promising indication of the growing interest of Gulf nationals in investing in Bahraini properties.

The most significant increase in property ownership was among Emirati nationals, whose ownership surged nearly sevenfold from 104 in 2022 to 812 in 2023. This substantial increase demonstrates the appeal of Bahraini real estate to Emirati investors. Additionally, Qatari nationals also experienced a notable rise in property ownership, with their numbers increasing from 117 in 2022 to 187 in 2023. This growth shows a positive trend of Gulf nationals choosing Bahrain as a destination for property investment.

Saudi citizens also contributed to the rise in property ownership, with 124 new property owners bringing the total number of Saudi nationals owning real estate in Bahrain to 719. Kuwaiti nationals followed closely, with 247 new property owners in 2023, resulting in a total of 656 Kuwaitis owning properties in Bahrain. Omani nationals also played a part in the growth, with 18 Omanis purchasing properties, increasing the total number of Omani property owners in Bahrain to 33.

In terms of percentages, Emirati nationals ranked first among Gulf property owners in Bahrain, making up 33.7% of the total. They were followed by Saudi nationals at nearly 30%, Kuwaitis at 27.3%, Qataris at 7.8%, and Omanis at 1.4%. These statistics highlight the diverse mix of Gulf nationals investing in Bahraini real estate and showcase the country’s attractiveness as a property investment destination in the region. Overall, the increase in Gulf nationals owning properties in Bahrain is a positive sign for the country’s real estate market and economy.
