A well-known real estate company in the Kingdom of Bahrain finds itself in legal trouble after enjoying a luxury waterfront flat for seven months without paying rent. The High Civil Court has ordered the company to pay BD 7,194 to the landlord for overstaying the lease period that expired in April. The lease agreement allowed the company to stay in the flat on Dilmunia Island in Galali for BD 1,027 per month since March 2022.

The landlord filed a case against the company in late September after they stopped paying rent in January 2024. Represented by lawyer Zainab Ali Madan, the landlord sought BD 3,083.439 for the first three months of unpaid rent, in addition to BD 4,111 for the period during which the company overstayed. Despite warnings, the company failed to appear in court or present any defense, resulting in a ruling in favor of the landlord.

In addition to the amount owed for unpaid rent and overstay, the company was ordered to cover BD 30 in legal costs and BD 500 in lawyer’s fees. The firm was also directed to pay BD 246.500 in court fees, along with BD 10 for enforcing the judgment. This case serves as a reminder of the importance of honoring lease agreements and fulfilling financial obligations to avoid legal repercussions.

It is crucial for both tenants and landlords to adhere to the terms of lease agreements to maintain a harmonious relationship and avoid legal disputes. Failure to pay rent on time or overstay the lease period can result in legal action and financial penalties. Seeking legal representation in such cases is essential to protect one’s rights and interests.

The ruling by the High Civil Court highlights the consequences of non-payment of rent and overstaying lease agreements. Companies and individuals renting properties must ensure timely payment of rent and compliance with lease terms to avoid legal consequences. Legal action taken by landlords serves as a deterrent against defaulting on rent payments and violating lease agreements.

In conclusion, the real estate company’s failure to pay rent and overstay the lease period has resulted in legal action and financial penalties. It is essential for all parties involved in lease agreements to fulfill their obligations and resolve any disputes amicably. Seeking legal advice and representation can help prevent similar issues and protect the rights of both tenants and landlords. Adherence to lease terms is crucial to maintain a positive relationship and avoid unnecessary legal complications.
