The potential for Saudi Arabia’s mega projects to bring about a golden age of modular construction

Saudi Arabia’s flagship projects have a common goal of achieving the highest standards in quality, speed of delivery, and sustainability. According to Bashar Kayali, Managing Director at ALEC Solutions, this has led to the Kingdom becoming a proving ground for some of the most advanced developments in the construction industry. One of the key methods being used in these projects is modular construction, where components are prefabricated off-site and then transported for assembly. ALEC Solutions has made significant investments in establishing offices, warehouses, and production facilities in Saudi Arabia, collaborating with local firms to work on projects such as Diriyah Gate, Qiddiya Water Park and Speed Park, and Sindalah.

Kayali explains that while modular construction is not a new concept, it has evolved slowly over several decades. Early efforts focused on cost cutting, which resulted in setbacks. However, Saudi developers have shifted the focus towards streamlined delivery and greater quality control. The vast geographic expanse of the Kingdom presents challenges in constructing projects in remote locations using traditional methods, making modular construction an attractive option due to its efficiency and precision. Kayali believes that the country’s adoption of modular construction will lead to the realization of its true potential, delivering high-quality projects in a timely manner.

In addition to efficiency and quality control, modular construction also offers sustainability benefits. The repeatability and precision of modular construction often result in lower material utilization and a reduced carbon footprint for projects. Prefabricating components reduces transportation needs and energy consumption on-site. Kayali asserts that the sustainability benefits of modular construction, combined with its efficiency and quality, make it an attractive choice for developers in Saudi Arabia looking to deliver prestigious projects while minimizing environmental impact.

Kayali also sees the potential for modular construction to enhance the participation of Saudi nationals in the construction sector. By providing comfortable facilities near major cities, modular construction could attract more Saudi professionals to the sector. The opportunity to work on projects using cutting-edge techniques and technologies may also help develop skills that are in demand globally. With the scale and quality of projects in Saudi Arabia showcasing the advantages of modular construction, there is potential for these techniques and skills to be exported to other parts of the world in the future.

While there are significant upfront capital costs involved, forward-thinking companies like ALEC recognize modular construction as the future of construction in Saudi Arabia.
