These villas, resembling houseboats, are being built by repurposing 48 aquatic vessels and will be entirely manufactured in the UAE. The mobile villas are part of the Kempinski Floating Palace resort project and will be surrounded by a floating hotel. The estimated market value of all 48 luxury villas upon completion is Dh1.6 billion, making it a unique addition to Dubai’s opulent offerings.
Each villa features a two-story layout with a rooftop, spanning 6,300 square feet in total. The villas come with various bedrooms and bathrooms, along with amenities like private infinity swimming pools and outdoor seating areas. Construction of each villa takes approximately 12 months, with larger villas taking a bit longer. These floating villas cater to the elite clientele, attracting investors primarily from countries like Russia and India.
Owners have the option to either allow Kempinski to manage and rent out the villa or keep it for personal use. Rental prices start at Dh50,000 per night, with services provided by Kempinski including a total crew of six individuals, ensuring a high level of service onboard. Owners can also choose to maintain the villa themselves or hire their own crew if they wish to keep it for private use. Advanced technological systems allow for smart control of lighting, temperature, and entertainment screens via mobile devices.
The cruising speed of the villas ranges from 6 to 8 knots, with a maximum speed of 12 knots per hour, utilizing eco-friendly engines that can also operate on electric power. Owners who are qualified can sail the vessel themselves, with assistance provided to understand the instruments and details of operating such a large vessel. The Neptune villas are designed for leisurely cruising along the coast, not for open waters, offering a unique and luxurious experience for owners and guests alike.
The project has attracted significant interest from investors across various Asian and Western nations, with an estimated ROI of around 8 percent for investors. The villas are managed by a luxury hotel management company, ensuring the highest standards of quality and luxury synonymous with Dubai and the UAE.
