Dubai residents express concerns over illegal evictions and rent hikes

Dubai residents are facing eviction notices and re-rental tactics in the real estate market, with landlords charging exorbitant rates. Jan Alabastro, a resident of Jumeirah Village Circle, was evicted from his one-bedroom apartment and then offered to rent it again at a much higher rate. This practice is illegal and aims to bypass Rera rules that limit rental hikes for renewals.

As the real estate market booms, some landlords are becoming greedy and charging rates above the regulated limits. Alabastro discovered that he was paying below the average rate for his area, but the landlord tried to charge him a higher amount for renewal, claiming it was the market rate. Other residents also faced similar situations, prompting them to question the legality of such actions.

According to experts, landlords can evict tenants for legitimate reasons such as selling the property or personal use. However, if the property is re-rented before the required waiting period of two years for residential properties and three years for commercial properties, tenants can file for compensation. Filing a case with the Rental Disputes Settlement Centre may lead to penalties for the landlords.

Being informed about tenant rights is crucial in protecting oneself from unfair practices. Residents like Joseph Roney were able to navigate eviction challenges by understanding the law and standing their ground. By researching Rera guidelines and enforcing their rights, tenants can ensure fair treatment and avoid unnecessary expenses in finding new accommodation.

Real estate experts emphasize the importance of transparency and communication between landlords and tenants to prevent disputes. Landlords are advised to consider market conditions, rental trends, and legal regulations when increasing rents. Maintaining good communication and following legal guidelines can help build trust and avoid conflicts between parties involved in rental agreements. By staying informed and seeking legal advice when needed, tenants can protect their rights and ensure fair treatment in the real estate market.
