The Royal Commission for Riyadh City has recently announced the lifting of restrictions on the sale, purchase, subdivision, and fragmentation of large tracts of land in the northern part of Riyadh, specifically around the New Murabba Project. This decision applies to an area encompassing approximately 46 million square meters, bordered by King Fahd Road to the west, Prince Faisal bin Bandar Road to the east, the Special Security Forces Road to the south, and the pipeline protection area to the north. The commission will begin issuing building permits and approving new plans for these plots according to a new urban code that will be announced within three months. This move is part of a series of initiatives aimed at creating a distinguished urban model in Riyadh, shaping the city’s future and restructuring its landscape in alignment with developmental demands.

In a related development, 4.71 million square meters of land within the New Murabba Project development area have also had their restrictions lifted. The National Program for Community Development in Regions has urged property owners to provide necessary documentation to establish land ownership and initiate expropriation procedures for properties within the project’s boundaries. The New Murabba Company will prepare design guidelines for the urban code in these areas, which will be disclosed through official channels upon approval. These steps are aimed at ensuring optimal development methods, sustainability, accessibility, and service delivery in these locations and residential communities.

The commission emphasized that high-quality projects will be the cornerstone of Riyadh’s developmental plans, positioning the city as a global leader. The future vision for Riyadh will be shaped by various factors, with strategic advancements driving its growth and development. As part of these efforts, the commission has established a centralized contact center to address public inquiries regarding the mentioned lands. The center can be reached at 8001240800, operating from Sunday to Thursday between 8 a.m. and 8 p.m. These initiatives are part of a larger strategy to create a unique urban model in Riyadh, meeting the needs of each developmental phase and contributing to the city’s overall growth and transformation.

The lifting of restrictions on several parcels of land in the northern part of Riyadh marks a significant step towards creating a distinguished urban landscape in the city. With the announcement of the new urban code, building permits will be granted, and new plans will be approved, allowing for the development of these plots according to the set guidelines. This move reflects the commission’s commitment to ensuring the sustainability and accessibility of these locations and residential communities, while also fostering a sense of growth and progress in the region.

The New Murabba Project’s development area has also seen the removal of restrictions on 4.71 million square meters of land, further facilitating the growth and expansion of the project. By urging property owners to establish land ownership and providing necessary documentation, the commission aims to streamline the expropriation procedures and pave the way for future development. The preparation of design guidelines for the urban code in these areas by the New Murabba Company signifies a comprehensive approach to development, ensuring that the city’s future vision is realized through strategic advancements and high-quality projects.

Overall, the recent decisions by the Royal Commission for Riyadh City are indicative of a transformative period in the city’s urban development. By lifting restrictions on land in key areas and implementing a new urban code, Riyadh is set to embark on a journey towards creating a distinguished urban model that meets the demands of its growing population and evolving landscape. With a focus on sustainability, accessibility, and high-quality projects, Riyadh is poised to emerge as a global leader in urban development, setting a new standard for cities around the world.
