Jeddah Municipality Imposes Stringent Regulations for Buildings on Commercial Streets

The Jeddah Mayoralty has recently implemented strict terms and conditions for buildings located on commercial streets in the city. These conditions aim to uphold building regulations and ensure the overall aesthetics and functionality of the infrastructure. Some of the key requirements include not having windows that violate building regulations and not having openings in the compound wall that allow visibility. Additionally, approved parking spaces in the basement must not be modified, and a separate staircase must be set up for the mezzanine floor in buildings located on commercial streets.

Another important stipulation is the establishment of a ramp for people with disabilities and providing designated parking spaces for them in front of the ramp. Furthermore, it is required to cover sewage tanks, have well-maintained compound walls, and ensure that external stairs and car entrances are within the property boundaries. In terms of the building facade, the conditions specify that split air conditioning units should not be placed on the facades of buildings. The facade itself must be free of cracks, damage, and rust, and satellite dishes are prohibited from being installed on balconies or building facades.

The Jeddah Mayoralty’s conditions also address the exterior appearance of buildings, stating that awnings or hangars should not be placed outside the building boundaries. Balconies must not be covered with materials that do not match the building’s design, and they should not be used to hang laundry or store items. Additionally, it is forbidden to have distorted writings or old advertising posters on the building walls. Placement of restaurant chimneys on the building facade is prohibited, and chimneys on commercial shops in the buildings should not exceed two meters in height. These regulations aim to maintain a cohesive and visually pleasing streetscape in Jeddah’s commercial areas.

By implementing these strict terms and conditions, the Jeddah Mayoralty is working towards enhancing the overall quality of infrastructure in the city and ensuring that commercial streets are well-maintained and visually appealing. These regulations not only focus on building aesthetics but also prioritize functionality and accessibility, particularly for individuals with disabilities. Property owners and developers are expected to adhere to these guidelines to contribute to the city’s overall urban development and create a more welcoming and inclusive environment for residents and visitors.
